The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to ensure that the premises are equipped with appropriate fire detectors and alarms, maintained in an efficient state, and in good repair by a competent person. BS 5839-1 provides guidance on what is considered appropriate, suitable, efficient, good, and competent. To meet this requirement, the responsible person must appoint a competent person (a service provider with sufficient training, experience, or knowledge) to assist in undertaking preventative and protective measures. BS 5839 Part 1 recommends regular inspection and servicing of all fire alarm and detection systems. The competent person should visit at least once every 6 months, with 100% of the equipment checked over a 12-month period. The inspection can be split into multiple visits as needed to ensure all equipment is checked.

You should test your fire alarm once a week at a designated time. Before testing, inform the people inside the building that it’s a routine test and that no evacuation is required. Also, if applicable notify your Alarm Receiving Centre (ARC) in advance to prevent them from alerting the emergency services.

The standard lifespan of an optical detector is 10 years, although some manufacturers may suggest an extended lifespan. However, detectors require calibration based on their environment and are. Susceptible to degradation due to environmental factors. For example, detectors in dusty environments may need replacement sooner than those in clean environments.

Harsh or dusty environments can cause false alarms with smoke detectors.
